Upgrade My Home

Your goal

Get my rental compliant

Victoria’s new rental standards are law, not guidance – and they start on fixed dates. Plan the work around those dates now, so each property is ready when its lease comes up.

This goal usually involves

  1. Insulate the ceiling and seal the gaps
  2. Cool the living area, and plan the gas

The standards apply when a new lease starts, or when a lease rolls over to month-to-month. Source

The pathway

Do it in this order.

You don’t have to tackle everything at once. But sticking to this sequence means each later upgrade can be smaller and cheaper – even if you space them out over years.

Step one: Insulation & draughts

Insulate the ceiling and seal the gaps

From 1 March 2027, a rental with no ceiling insulation needs it installed to at least R5.0. From 1 July 2027, external doors, windows and unsealed wall vents must be draught proofed – and if there are gas appliances, a gas safety check comes first. Source

Step two: Heating, cooling and hot water

Cool the living area, and plan the gas

From 1 March 2027, the main living area needs cooling. And when a gas heater or hot water system in a rental breaks and can’t be repaired, it must be replaced with an efficient electric one. Source

Not sure where to start?

Stop guessing, start saving: find your home’s energy score.

Don’t waste money on upgrades you don’t need. A professional home energy assessment shows where your house loses heat and power, so your budget goes where it makes the biggest difference.
